Construction has officially begun on a new affordable housing complex at the Spring Street Transit Center in La Mesa, marking another collaboration between San Diego Metropolitan Transit System and Affirmed Housing. The project, called Spring View, will bring 147 total residential units to the site with a price tag approaching $116 million.

The development is designed to serve households earning between 30 and 60 percent of the region's median income, featuring studios and apartments with up to three bedrooms. Beyond housing, the project will maintain transit infrastructure including 160 parking spaces for transit riders, public restrooms, and facilities for MTS staff.

Residents will have access to both indoor and outdoor amenities including a community room spanning 1,400 square feet, a computer lab, children's play areas, a basketball court, and a rooftop deck. The buildings will incorporate solar panels and energy-efficient appliances as part of a sustainability focus.

This marks the third partnership between the transit agency and the affordable housing developer to transform underused transit properties into residential communities. Previous collaborations produced the ShoreLINE development at Union Grantville Transit Center and SkyLINE near Rancho Bernardo Transit Station.

Funding for the project comes from multiple sources including the County of San Diego, federal housing voucher programs, state infrastructure grants, tax allocation committees, and private banks U.S. Bank and Citibank. Officials emphasized the development's goal of connecting residents directly to employment, education, and healthcare through immediate transit access.
